    What it costs

    15% + VAT on your bookings. No setup cost.

    You only pay on what the flat actually earns: at the end of each month we invoice 15% + VAT on that month’s gross bookings. Income tax and platform commissions are separate.

    The platform share varies between Airbnb and Booking. The 21% flat rate applies to one short-let flat only: the rules for owners of more than one are below, under “Compliance in 2026”. For a figure on your own property, request an estimate. We reply within the working day.

    Compliance in 2026

    Four things to know before you list: what we do, and what stays with you.

    CIN and safety equipment
    No listing can go live without the national registration code (CIN), and the flat must have gas and carbon monoxide detectors and fire extinguishers. If you don’t have a CIN yet, we apply for it with you during setup.
    Flat-rate income tax
    The 21% cedolare secca applies to one short-let flat; the second is taxed at 26%. From 2026, more than two flats count as a business and need a VAT number. For your own tax position, ask your accountant.
    Guest identification
    Every guest’s details must be sent to Alloggiati Web, the State Police portal, within 24 hours of arrival, and the host must see each guest with their ID, in person or on a live video call. We do this at check-in.
    Tourist tax
    Guests pay it. We collect it, or the platform does where that applies, and pay it to the municipality on time.

    The questions we hear most often

    How much does the service cost?
    15% + VAT on the flat’s gross bookings. There is no setup cost and no fixed fee: at the end of each month we invoice the percentage on what the flat earned that month. Income tax, platform commissions and running costs are separate.
    What is included in the 15% + VAT, and what is extra?
    The 15% + VAT covers our work: listings and pricing, calendars, guest messaging, check-in and check-out, arranging cleaning and small repairs, compliance and the monthly report. Charged separately, and itemised in the report: cleaning and linen at each turnover, supplies, utilities and tradespeople. Guests pay the tourist tax.
    Do I need a CIN to list my flat?
    Yes: no listing can go live without the national registration code, and the flat must have gas and carbon monoxide detectors and fire extinguishers. Some regions also require a regional code (in Lombardy, the CIR). If you don’t have the codes yet, we apply for them with you during setup.
    Who deals with the tourist tax?
    We do. Guests pay it: we collect it at check-in, or the platform collects it where that applies, and we pay it to the municipality by the deadlines.
    How much does a short-let flat earn, on average?
    It depends on the area, size, layout and season. Send us the address and we’ll prepare a first estimate; after the site visit we give you a figure based on your actual flat, not a promise.
    Can I end the management if I change my mind?
    Yes. The length of the agreement and the notice period are written into the contract, and we go through them with you before you sign. No exclusivity binds you beyond the notice period.
    Do you take over flats that are already let short-term?
    Yes. We take over the flat, align listings and calendars across platforms and see existing bookings through to the end, without disrupting guests who are already booked.
    Where do you operate?
    We manage rentals across Italy from our office in Milan. For every property we look at the area, access and tourist demand before offering to manage it: if short stays don’t make sense for yours, we tell you.
    Who looks after me: one person or a team?
    One Rennovo contact, the same from start to finish: they coordinate listings, guests, repairs and compliance, and they are the person you talk to. Site visits are run by Marco, our head of operations.
    What happens if something goes wrong during a stay?
    The report comes to your contact, who arranges the repair. We fix small things straight away; for anything bigger we call you before going ahead.
